Terms of use

What LYSPECT does

We fill out the official forms insurers use: the Uniform Mitigation Verification Inspection Form (wind mitigation), the Citizens 4-point form and the Citizens roof condition form. We look at what we can safely see and reach on the day of the visit.

• It is not a home inspection. We are not licensed home inspectors under Chapter 468, Part XV, Florida Statutes, and we do not offer that service.
• It is not a building code or permit check, a warranty, or an engineering report.
• It does not cover anything the forms do not ask about, such as mold, pests, pools or appliances.

Your insurer decides

Only your insurance company decides whether you get a discount, whether it will insure the home, and what you pay. We do not promise any discount, approval or price. We report what we see, we never change an answer to get you a discount, and our fee is the same whatever the forms show.

No insurance claims

Our forms are for getting or keeping insurance. We do not help with insurance claims, explain your policy or adjust claims, and we never offer gifts, rebates or deductible waivers for an inspection of your roof.

Booking

• A booking request is not an appointment until we confirm the date and time with you.
• Give us correct details. You confirm you own the property or have the owner's permission.
• Someone 18 or older must be at the property for the whole visit.

Prices and payment

Prices are shown on this site and on your invoice. How you pay, how to reschedule or cancel, and when we refund are in our payment and refund policy. Charges appear on your statement as LYSPECT.

Tools on this site

The question 1 checker and other tools on this site give general information. They are not a completed form, an inspection or advice about your home or your policy.

Using this site

The text, design and software on this site belong to Reno LLC d/b/a LYSPECT. You may read and share pages for your own use. Do not copy the site for commercial use, collect data from it with automated tools, or try to break into it. Photo credits are listed at the bottom of the home page. We never use photos of a client's home in advertising without the owner's written permission.

Responsibility

The website and its tools are provided as they are. Our responsibility for an inspection, and its limits, are set out in the Inspection Agreement you sign before the visit. Nothing in these terms takes away any right Florida law gives you.

Disagreements

Please tell us first at hi@lyspect.com. We answer within 2 business days and would rather fix a problem than argue about it. Florida law applies. Nothing here stops you from contacting a state agency or your insurer, or posting an honest review.

Changes

If we change these terms, we update the date on this page. The version in effect when you book applies to that booking.
